The new satellite campus for Santa Monica College is located in a prominent location within the Malibu Civic Center, adjacent to a County Courthouse and Public Library. This project required a deft hand in navigating a complex combination of regulatory agencies to include, municipal, county, state, coastal commission in addition to reaching consensus among user-groups vying for limited facility space. An existing outmoded building shall be demolished to make way for this building consisting of a 26,000 square foot of program on two levels.</image:caption>

      <image:caption>Educational program elements include classrooms, a lecture hall, a science lab, art studio, multi-purpose room and administrative offices. There will also be a sheriff’s substation with an emergency operations center and an interpretive center open to the community that will feature some of the unique historical natural resources of the area. Community meetings were held at every design phase milestone to which SMC, County of Los Angeles, City of Malibu, Coastal Commission, and most importantly local residence representatives were highly present and active participants.</image:caption>

      <image:caption>Echo Park is a neighborhood in one of the oldest sections of Los Angeles, established in the early 1890’s.  This market rate housing project is an urban infill project surrounded by California Craftsman homes, Spanish style apts. and brick and mortar commercial structures from the 1900’s.  The project incorporates a mixture of different units which are contemporary with modern floor layouts yet influenced by the surrounding neighborhood with traditional detailing.  The project also complies with Los Angeles Green building code which is one of the most aggressive green building codes of any large city in the United States.</image:caption>

A mixture of single family, duplex and townhouse units give enormous variety to the design and character of this new addition to an established community. The open floor plans maximize the use of space as well as day light and natural ventilation. All units have their own  front entry porch – a way to encourage neighbor interaction as well as provide  some individuality.</image:caption>

It provides much needed amenities to the surrounding areas and includes both retail and food establishments as well as private office spaces.       <image:caption>The composition of the five buildings that comprise this project solved the problems of the ‘typical strip mall’ design. It tucked parking in the rear of the lot, and allowed some of the buildings to move forward and cater to pedestrian traffic. The parking then weaves in and out between the buildings and creates a commercial ‘plaza’ that is enhanced by a large open courtyard at the center of the project and abundant landscaping throughout.</image:caption>

The project is intended to revitalize the community by providing training for small business owners and adding jobs to the local economy.    The commercial office building is 14,000 square feet on 3 levels, with large open space offices on each floor.  Floor-to-ceiling-glass on the first level adds visibility at the pedestrian/street level.  The third floor is stepped back from the street to reduce the massing and to provide exterior space on the upper level.</image:caption>

Using simple massing and materials, brightly hued plaster forms and influenced by Spanish and Moroccan elements.  A significant water feature at the rear garden area is incorporated into the architectural design.  Abundant landscaping around the building and adjacent parking provides a buffer to the adjacent residential area and is compatible with the Mediterranean architecture with low water usage. Low energy and water use, along with additional green building materials and equipment commissioning will bring the project to a LEED Certified equivalent.</image:caption>

The buildings for the common spaces are centralized, separating the classroom buildings for the younger children from the older children.       <image:caption>Toberman Village is situated below a bluff in a site that is predominately flat and is 2 blocks away from the Los Angeles Harbor (the Pacific Ocean). Toberman Village is California Tax Credit project that is composed of 49 units which vary from 3 story ‘walk-up’ town homes to 1 story flats. The units are geared towards large families and range in size from 700 sf 1 bedrooms to 1400 sf. 3 bedrooms. Five 3-story ‘walk-up’ townhomes fronts Santa Cruz St. to promote ‘eyes &amp; ears on the street’ for safety and to enhance the streetscape which maintains its residential character.  </image:caption>

At the Santa Cruz entrance, you are welcomed by lush landscape and a paving pattern that leads you to the heart of the project, its 1,000 sf community center. From there, you will be able to access the remaining 44 units through a series of courtyards and stairs and the rear yard. The rear yard will include a BBQ area and covered outdoor gathering space. The unit mix will consist of 4- 1 bedrooms, 20- 2 bedrooms and 25- 3 bedrooms. The floor plans are designed to be open to maximize use of space as well as day light and natural ventilation; no A/C will be used.</image:caption>

      <image:caption>The Family Commons at Cabrillo adds 81 dwelling units to accommodate the needs of formerly homeless families within the largest, most comprehensive residential and social service complex of its kind in the country.  The project aims to provide families with a higher sense of independence and self-sufficiency within a service-enriched setting.  Located within the context of a 26 acre campus dedicated to the benefit of the homeless, the project brings to fruition our continuum of housing for families, ranging from emergency shelter, transitional housing, and now permanent affordable housing.  The project specifically targets homeless families with a mentally disabled family member and benefits from nearly $1.0 million in annual service funding and rent subsidy to support the population.</image:caption>

      <image:caption>The project’s design features incorporate several techniques more commonly found in single-family homes than in traditional apartment buildings.  For example, each unit’s entry is directly to the exterior, and in many cases there is a transitional semi-public loggia that functions as a transition from public to private space.  A significant portion of units with entries on an upper level have outdoor spaces partially shaded by chamfered steel trellises.  Flat roofs are minimized in the residential buildings in favor of traditional pitched roofs with overhanging eaves and Spanish tile roofing.  Exterior materials such as clapboard siding, window trim detailing, and stucco were chosen for their residential character and to harmonize with existing buildings.  Colors were also closely coordinated with previous phases in the community, serving as an uplifting palette intended to reflect transition, growth, and opportunity.</image:caption>

      <image:caption>Overall, the Family Commons at Cabrillo seeks to expand the notion of sustainability beyond built form to encompass social and economic issues by fostering positive self-identity and empowerment through the ability of residents to shape their environment.  Ultimately this is intended to serve as a spring board for successful integration with the broader community.  While the supportive nature of the environment provides structure to the residents’ daily activities, the project provides opportunities for exploration, interaction, and leadership through establishing a discrete village within the broader 26 acre village that is our community.  This is manifest through both the built form (public courtyards, meandering walkways, interior gathering space) as well as the social form (creation of a tenant council, participation in town hall meetings, involvement in the activities of the broader campus).</image:caption>

This community surrounds itself with housing, retail, a school, a performing  arts  theater  and  a  community  center. The project revitalizes a low-income community with a total of 475 new units and it builds back a mixed income environment with public housing, affordable rentals, home ownership, retail and a study for a new elementary school.</image:caption>

The approved design concept distributes the program over two levels to provide efficient building envelope and instructional footprint.  This adjustment was used as an opportunity to improve operational adjacencies.   The major program components include a state-of-the-art facility for the esteemed Culinary Arts program that will greatly enhance teaching of culinary arts, with specialized teaching/demonstration labs, general classrooms, faculty offices, that in tandem with a production kitchen and retail operations will serve the dining needs of the campus community as well as catering college events. The second significant program component is the Associated Students Organization (ASO), whose location within this facility will greatly expand the capabilities to host events and activities that promote quality student centered programs, services, and involvement opportunities which celebrate diversity, promote retention, and foster leadership, civic engagement and student development. Each program component can operate autonomously with individual entrances.  A common lobby and support facilities component are shared, as well as an open dining/lounge area that can house major campus events. This space will be grand in scale but will be able to be re-configured with moveable partitions to accommodate simultaneous events.</image:caption>

By housing the media arts and performing arts programs under one roof, the arts department will create a truly multi-disciplinary environment where students and faculty can draw inspiration and resources from the broadest range of expertise. Sited at the north end of the Campus Green, the Media Arts / Performing Arts Center will simultaneously provide a welcoming Northern terminus to the LAVC campus quad and an amenity for the community. This Center will include a full complement of labs, classrooms, rehearsal spaces, production facilities and faculty offices around four primary theater spaces; including a 450-seat Main Stage Theatre, a 250-seat Screening Theatre, a 200-seat Horseshoe Theatre and a 90-seat Lab Theatre.</image:caption>

      <image:caption>This LEED Gold Student Services and Administration Building is a new and inviting, three-story, 60,000 square foot structure serves as a gateway to the college campus and completes the college’s vision of the eastern half of the campus. The building program is organized around a 3-story atrium to faciitate user-friendly way-finding making the transition to college a seamless process. This sweeping atrium, sloped glazed building element carves its way through the building much like the arroyo that traverses the campus. Its curved, sculpted geometry cantilevers beyond other building elements, serving as a dramatic beacon for both the community and key view corridors and nodes within the campus.</image:caption>

Striking a balance between campus and public accessibility, the primary entrance is located at the north-east corner of the site at the confluence of major pedestrian activity, the drop-off, a primary east-west circulation spine and the curved pedestrian walkways of the east campus quadrangle. A secondary, but still architecturally prominent and view corridor aligned entry is placed north-west corner of the site of the building at the intersection of major east-west and north-south circulation spines.</image:caption>

In 2016, Wilson Meany completed construction of a new site for the Hollywood Park Casino as part of the masterplan of Hollywood Park in Inglewood, CA. Located on W. Century Blvd, the casino features 125 card games tables, off track betting and a sports bar and restaurant. QDG, as the design architect was instrumental in the planning and decision making to move toward a new casino off of Century in lieu renovating the existing casino opening new opportunities for the prime location of the site.</image:caption>

      <image:caption>As a result of working with Wilson Meany on the master planning of Hollywood park, our firm was approached by the Dallas office of HKS, the stadium Architects to assist in Construction Administration effort of the New Los Angeles Stadium. The SoFi Stadium campus is a world-class entertainment destination that is at once both a tourist attraction and revenue driver. It is a site that will cater to sports and non-sports fans alike, with the ability to host events ranging from soccer matches to concerts to high-profile award shows. Also in association with HKS, QDG has been providing design services from SD through CD’s and Construction Administration services for the 6,000 seat premier concert venue. This project has huge scheduling implications in which the entre team has been challenged. Many design components were required to be defined very early in the design process due to the common roof structure that covered both the stadium and the performance venue.</image:caption>

      <image:caption>The crown jewel of the site, though, remains the 70,000-seat SoFi Stadium. Designed and built to provide the ultimate fan experience, those inside SoFi will experience an array of 21st Century sights and sounds including the world’s largest videoboard, a circular dual-sided operation that weighs 2.2 million pounds, features 80 million LED pixels and at 120 yards in length, is longer and wider than the field below it. In addition, the stadium’s sound system will use 260 speakers that are the equivalent of 1,500 home entertainment systems. And even in the unlikely event of rain, patrons and athletes will be protected by a roof made of ETFE held down at four corners to create the world’s first true indoor/outdoor stadium.</image:caption>

      <image:caption>In association with HKS, QDG has been providing design services from SD through CD’s and Construction Administration services for the 6,000 seat premier concert venue. This project has huge scheduling implications in which the entre team has been challenged. Many design components were required to be defined very early in the design process due to the common roof structure that covered both the stadium and the performance venue.</image:caption>

This includes individual client care/coordination planning (CCCP), mental health services, independent living training, medication services, social/recreational activities, legal services, and physical healthcare. The project is located along a major public transportation corridor and near several retail and restaurant locations, as well as being just minutes from Downtown Los Angeles and USC. The property is approximately 79,000 sq. ft and lies within the Los Angeles City Council District 9 and Los Angeles County Second Supervisorial District. Amenities include a community room and a large open space.</image:caption>

The project is located on Central Avenue, a major public transportation corridor and near several retail and restaurant locations, as well as being just minutes from Downtown Los Angeles. The overall design of the project was inspired from the adjacent Historic Lincoln Theater’s Moorish architectural features.</image:caption>
